Should You Buy Or Sell

Spring and Summer house hunting is in full swing. Sellers and Buyers are confronting a shifting market in Sarasota and Manatee Counties. Investors a major force in the market are leaving as the bargains prices are disappearing. Short sales once a source of discount, as lenders agree to accept less than the mortgage, are hard to find.  Shoppers hunting for a great deal can be stunned how much the prices have rebounded.

Can you find me a Bargain? Buyers are now coming a little late. You can still find a good home that will have some upward potential. If you want to buy now the buyer needs to understand that they may pay over the appraised value of the home. Sellers know that the comparable sales in the area are dated based on past sales. Each new seller wants to reach a  new high for their neighborhood.

The balance of power in negotiating home sales has been with the seller is shifting to the buyers. With more choices coming on the market buyers are freer to say “no thank you” and move on. Homeowners are on the fast changing market. Sellers are probably a little too confident at the moment. Homeowners who bought in the downturn have more flexibility to sell now. Investors who bought during that time and have been renting are seeing an opportunity to sell and make a profit. With the interest rates still low all the buyers are offering 20 percent down and 80 percent financing so the question is only the price.
