Now Is The Time To Buy New

Ninety percent of all the resale homes being sold are price driven. If two homes are the same and they have similar amenities, price is going to be the variable. In a new home sales environment price is important, but the ability to upgrade and semi-customize the home to the specific needs of the buyer really makes the difference between buying a used versus new. Statistics have shown that 65% of homebuyers would prefer to buy new versus a used home if given the choice.

Benefits to the Buyer
The energy saving materials that are put into today’s homes are so far superior to what’s been done even in the last couple of years. The economies that you can save in purchasing a new home versus a used home, just in the materials that would save energy, can be considerable.  Homes that are being built today, especially with the green technology, are built specifically to lower the cost of home ownership.
There’s a huge safety valve in purchasing a new home – everything is built up to local codes that are changing all the time. You have a tighter, more energy efficient product, and all the materials are new. You’re putting money behind an investment that is safe.

Lakewood Ranch
is an award winning 17,500 acre master planned community east of I-75 in Manatee County.  Most of the major new homes builders have new home product here to see.  Almost a city in its own, Lakewood Ranch consists of nine villages ranging from condominiums and townhomes up to custom designed estate homes.  Prices start in the low 100’s and continue well past the one million dollar mark.  Several communities are gated. 

There are over 150 miles of trail, lakes and preserves, parks, and native wildlife.

The seven Lakewood Ranch Villages are Central Park, Country Club East, The Lake Club, Greenbrook, The County Club, Edgewater, Summerfield, and Riverwalk.  Each has its own feel and features. 

Currently there are 15 builders in Lakewood Ranch, Lee Wetherington Homes, Neal Communities, Bruce Williams Homes, John Cannon homes, Arthur Rutenberg Homes and Taylor Morrison to name a few. Lakewood Ranch is one of the areas where new construction can be found.

Be sure you understand the CDD fee structure, how it impacts the cost of ownership, and what the benefits are of being part of the Lakewood Ranch CDD. 


I recommend that if you are also considering a new construction, consult with me before you talk to the builders.  The advice and assistance can help you regardless of your purchase decision and it doesn't add any cost to you the buyer.  In the event you visit the builder first, a real estate agent will most likely not be able to help in your new home purchase and in many cases, will not be in a position to offer a neutral and unbiased opinion as real estate agents are paid solely on commission.  

It only makes common sense, if you are buying a new home, wouldn't you want an opinion of someone helping you knowing it doesn't cost you anything?  The builder rep is working for the builder and not you.
